Buying my first home in Barbados

I remember buying my first property in Barbados like it was yesterday. I researched and researched until making a decision and finding the right agent to work with was key. At first I thought I could do it on my own and perhaps I could, but having that source of knowledge who looked around for me and provided me with a detailed list of options and current market information was priceless and helped eased the anxiety and uncertainty tremendously! 


Needless to say, It was nerve-wracking, considering laying roots, but understanding that this wasn’t a life sentence but instead offered opportunities for additional income, or a place I could pass onto my kids, or just the thrill of either buying a new home or taking on a renovation project to make it our home, I knew I wanted to do it, and where better than Barbados! 


Whether you’re looking for a serene countryside retreat, a beachfront oasis, or an urban condo, navigating the property market as a first-time buyer can feel overwhelming. Here are some practical tips based on my journey to help guide you through the process.



What is your budget? 

Start by understanding your financial capacity. If you’re financing the purchase through a mortgage, research the best loan options and get pre-approval from your bank. This will give you a clear picture of what you can afford and strengthen your bargaining position. This should be your first step! 


Financing? Shop around! Each bank has its offering, while the general rates tend to be within a small swing of each other, understanding key things such as

  • The amount of time your rate will be fixed for

  • The overall amount they will lend you example 80% vs 95% 

  • Some ask for additional securities which increase cost and are additional steps, example mortgage indemnity. 

  • If there is any negotiation on the rate, to name a few 



Find A Trusted Real Estate Agent

I said it above, and I will say it again because it is so important and invaluable when navigating the property market in Barbados. Have a trusted, knowledgeable, and qualified real estate agent, who can search the market for you. This will not only cut down on time helping you find properties that match your preferences, but when you are ready to make a decision, they can guide you through negotiations and offer you key advise, providing you with insights into market trends. Ensure you choose an agent with a good reputation and local expertise. 


Understand the Legal Process

The legal process for buying property in Barbados involves several steps, including conducting title searches and drafting contracts. Engage a qualified attorney-at-law to handle these aspects and ensure there are no encumbrances or disputes on the property. This step is critical to protecting your investment.


Inspect the Property

I know this may seem like a no brainer, but it is such an important step! If you decided to buy instead of build, before making a commitment on a resale property, thoroughly inspect the property. Check for structural issues, plumbing, electrical systems, and any other potential concerns. It’s wise to hire a professional surveyor or inspector for a comprehensive evaluation. If you find issues, it doesn’t mean that it is a deal breaker, but you go into the purchase knowing what needs to be done and there aren’t any surprises! 


Additional Cost 

Budget! There will be additional cost, consider not just the purchase price but also additional costs like legal fees, stamp duty, property taxes, and maintenance. There are also additional cost to consider including furnishing the home. Have a buffer in your savings to factor in all of these additional expenses. 


Insurance 

Shop around to find a good insurance company. Similar to the banks, your insurance premium can fluctuate depending on the insurance you decide on. Read the fine print! Understand what your insurance covers and any implications.


Stay Patient and Flexible

The journey to finding your dream property may take longer than expected, but don’t rush into a decision. Take your time to explore your options, and be flexible with your requirements when necessary as you may not find the “perfect home’ but you can make it into your perfect home with the right bones, location or piece of land. Trust the process, and you’ll find the property that’s right for you. That said, there is a balance, if after following your checklist you find a property, don’t sit on it, your property may just be taken up by someone else, which is why all of the above is so important so when you do find what you like, be decisive!

Purchasing your first property is a significant accomplishment, so take time to celebrate! Whether it’s hosting a small gathering at your new home or simply reflecting on your achievement, it’s important to enjoy this milestone.
